Can you help me find a building site?

Yes, we can direct you to a lot in one of our current projects or one of our upcoming projects. Many lots require a specific house style so we will be able to coach you on your selection. Many times, there are also upcoming projects at work behind the scenes. Letting us know early would give you first chance at reserving the lot of your choice. Also, if you are looking for property to build your dream home, we can use an ongoing internet search to email properties meeting your criteria to you when they hit the market.

Do I choose from your plans or pick my own?

We have a large choice of plans designed in the NW that we have found to provide maximum value and functionality for the square footage. We will also work with you to search local designers to find a plan that meets your needs. If nothing can be found, we will help secure you a designer to draw exactly what you need and review it with you to make sure specific needs are being met as well as having a workable plan.

What kind of loan will I need?

If you pick a plan to go on one of our existing lots, we will handle all of the construction funds and fees and you will need to have a permanent loan ready to close the home when it is finished and ready for you to move into. Your home purchase will be all-inclusive with a predetermined price.

If we are building you a custom home on your lot or property, you will need what's called a construction to perm loan. This kind of loan establishes me as your builder/contractor and lets you take construction draws to pay the bills during the coarse of construction.

We have several mortgage brokers that we work with that will guarantee the best rates and the smoothest transfer during either type of construction.

What do I get to choose?

This depends on how early in the construction process we obtain a sales agreement and the level of home that you are buying. Basically, the earlier you buy, the more choices that you are involved in. Also, on the more basic level homes, we like to limit choices to a predetermined list of items so that we don't overwhelm you. The more involved your home is, the more we let you customize it with your choices. As always, we are always there to coach you on the picks you have to make.

Do you have a design center where I can see different options for my home?

We will direct you to work with many trained salespeople or designers at several of our supplier's showrooms. Each of the design centers has endless options of possible choices so we make designers and sales staff available to help you with your choices. You will be given an allowance on items like flooring, tile, lighting, masonry, appliances and paint. The salespeople will show you what typically fits within those allowances and you will be allowed to choose from the level of quality that is consistent with the home you are buying or upgrade, where you will be asked to pay the difference. This allows you the most freedom in the choices you get to make.
